Homeowners Association (HOA) Regulations

1. Covenants, Conditions, and Restrictions (CC&Rs)
The Patriotic Resort enforces a strict set of CC&Rs designed to protect property values and ensure a harmonious environment. These include restrictions on external noise post-10 PM, proper maintenance of landscaping, and adherence to visual exterior standards.

2. Short-Term Rental Operations
For owners utilizing their property for short-term leasing, it is mandatory to use our centralized property management portal. Guests must be pre-registered, and owners hold ultimate liability for their occupants' adherence to resort rules.

3. Shared Amenities Access
Access to the resort pools, pickleball courts, and wellness spas is contingent on remaining in good standing with the HOA. Monthly assessments cover the maintenance and staffing of all common areas.

Architectural & Building Requirements

1. Minimum Footprint & Aesthetics
All homes built in Phase 1 and future developments must exceed a minimum conditioned square footage of 2,500 sq ft. Exterior materials must predominantly consist of natural stone, timber, or approved high-grade masonry to match the mountain-luxury aesthetic.

2. Setbacks and Envelope Limits
Custom lot layouts require strict adherence to a 20ft frontal setback and 15ft side setbacks. No temporary structures or detached non-approved storage units are permitted on the property.

3. Review Process
All blueprints, regardless of origin, must be submitted to the Architectural Review Board (ARB) 30 days prior to any ground-breaking activities. The ARB fee is included in your initial lot purchase.

Contractor Guidelines & Builder Fees

1. Approved Builders List
We maintain a highly vetted list of trusted local builders who are deeply familiar with our terrain, utilities, and architectural requirements. Utilizing a pre-approved builder expedites your ARB review phase.

2. Universal 10% Builders Fee
To cover the extensive infrastructure management, site monitoring, and master-planned road/utility coordination during active construction phases, a universal 10% builder coordination fee applies to all builds. This fee is assessed on the final, approved construction contract value.

3. Site Safety and Working Hours
Construction is only permitted Monday through Saturday, from 7:00 AM to 6:00 PM. Contractors must ensure zero runoff into adjacent lots and are required to keep the build site free of excessive debris at the end of each workday.

Privacy Policy & General Terms

We value your privacy. The Patriotic Resort strictly guards the personal and financial information submitted during the property selection and build request process. Information is shared strictly with your selected building and design partners internally.

Full legally binding covenants and privacy documents will be provided upon your formal earnest money deposit. All digital representations of lot lines and home designs are subject to final survey and zoning adjustments.
